I am currently installing this as I used the underpayment you mentioned in your other post. I prefer it since it has reduced noise and has made the floor seem more solid imo.

I just bought my first deal in DFW and I am currently house hacking. I had the same thoughts that you had. I just rather pay myself rent then an apartment complex. Can’t really go wrong long term in DFW. Property taxes just suck.

The shingle brands that carry products like that are

Certainteed Presidential, Tamko Vintage, GAF Grand Sequoia

I am not aware of any other brands that do that.

Big difference in warranty

25-year - 5 year full start

30-year - 10-15 full start depending on manufacturers

Full start - If there is a defect in the shingles, the manufacturer will cover labor and shingles during the full start period. After the full start period, they prorate the shingles and drop the labor.

Wind warranty - most 25 - year shingles only have a 60 mph wind warranty while 30 - year old have 110-130 depending on how many nails.

For $400 more, it makes sense to go with 30 year shingles for curb appeal and better warranty.

I would love to know if they are adding low rent apartments or high rent apartments. I know with new construction costs a lot of investment groups can't not make money with low rent apartments; so a lot of apartment buildings that are being built are luxury based. Also, great link @Andrew Postell
