@Derrick Burtle all offer regardless of low it might be must be presented to the seller by the real estate agent. You can actually report him/her to the department of state for doing this. Although I think your offer is a little low. Good luck!

Hi BP, I have seen a lot people posting and talking about not using their own money to acquire real estate. How is this possible? Who is responsible for losses? I know one can raise money by having a group of investors or lenders but is there something I don’t know besides having your own money or using a lender? If it’s were true, what is the safest way to do it without having to look shady or dishonest? Thank you in advance for your help.

@Daniel Chow There are plenty of people with college degrees but who don’t value learning. There are people with college degrees but they lack thinking or problem solving abilities. It’s all about knowing your products or being good at your crafts. For you to say that you wouldn’t do business with someone just because they don’t have a college degree does not make sense. I have a lot of people from so called Ivy League Schools that I deal with but they can’t even properly draft an email even worst handle their daily tasks given to them by the company they work for. Please note that I have a BS in science/biology which has not helped me at all. It’s all about what makes you happy and what you are passionate about. I prefer to do business with those who know ther crafts instead of those pretending to know it all by showing signs of “grandeurism” just because they have a college degree.

Good morning BP, Is there a company in Nassau county NY or NYS itself that can handle opening a crawl space to extend a basement? I have this Dutch Colonial which has a scrawl space. Since it’s my first time dealing with the “crawl space” situation, are there any companies with a NYS licensed that can do this type of rehab? Thanks in advance for all your help.

@Melonie Dickson Do not waive inspection...It’s one of the most Important deciding factors when buying a property unless you really think or feel that you are getting a great deal without the inspection.
