Great work Will.  Lots of opportunity in the Baton Rouge Area to do flips on flooded property.  I have several rentals, but have not been able to pull the trigger on any flips because of lack of contractors and the risk associated with rehabbing property in flooded neighborhoods.

I have 2 tax questions:

1)  I added a encapsulated crawl space to my rental house: How do i depreciate this item (do I add it to the valve of the house (do i include just the equipment or can I also add the labor portion) or do i depreciate it separately. Or it is just considered an expense

2)  I bought a house without a refrigerator.  Do I depreciate this or just do it as an expense?
