RUBS Anybody have experience implementing RUBS for a large apartment complex? How woukd you calculate each tenants portion and how to charge them?

I am looking at a medium to large multifamily group of complexes in Baton Rouge. There is some concern about an over supply of apartments in the area. Any thoughts?

I have 6 doors pretty soon 8. I 4 plex and 4 SFR. The 4 plex and 2 SFR are in a SDIRA the other 2 SFR are outside of that. I have a good bit of money in the SDIRA and a regular IRA i have trying to figure out a way to retire now i am 56 and just got let go from my job. So i am trying to figure out how to get out of this stupid rat race
