Efficient BRRRR Calculator leveraging HML

Hi all,

I had a question about the calculators. The BP Pro BRRRR Calculator is great but I realized that it doesn't really take into consideration if you were to leverage hard money vs if you leverage your own cash.

For example, HML have a will cover up to 90% PP and 100% of rehab on a draw basis. So this technically alters the CoC Return because you would essentially not be putting out the full rehab amount out of pocket just the first draw which is reimbursed but in the calculator it puts it into a scenario where you would be putting the full cash out which I feel alters the CoC Return.


Correct me if I'm wrong, or if you have another calculator that is more precise!
