Hey James, I can send you a list of GCs here in Columbus.

Hey! Thanks for responding, I have the reafco list already. I believe that is where I found him in the first place.

I have my own list that my team has been creating as we go.

Sending you a PM Boss!

Hi BiggerPockets Community,

I hope this message finds everyone well. I've previously shared about the challenges I've been facing with a General Contractor (GC) in Columbus.

Name: Kevin Holmes

Company: Columbus Roofing and More

Communication has significantly declined after the last payment of $30,000 for a large project on a triplex. We are currently at a critical juncture, and with the project half-complete and a HML loan increased rate 22% a month looming.

Given the circumstances, I have decided to mitigate losses and search for a new contractor to take over. Additionally, I am seeking advice on the best legal actions to take against the previous contractor. Considering he likely has no funds to pay a settlement, I need guidance on viable legal strategies. (Read more here:

https://www.biggerpockets.com/forums/67/topics/1167190-strug...)

Specific Request:

- Reliable and communicative GC or Project Manager (PM) with experience in multi-family properties in Southern Orchards area.

- Legal advice on pursuing actions against the previous contractor.

Any contacts, insights, or experiences you could share would be incredibly valuable. I am grateful for this community's support and look forward to your recommendations.

Thank you all for your time and assistance!

Hi James, I'm an investor agent in Columbus Ohio and happy to send over a few of my investor friendly GC contacts who are licensed, bonded, and insured!

Sent you a PM boss!

Given the complexity of managing this remotely, I am seeking your advice and recommendations for a reliable and communicative GC or Project Manager (PM) who has experience with multi-family properties in the Southern Orchards area. Someone who can diligently pick up where the last contractor left off and see the project through to a successful completion would be ideal.

I'd like to see your plans and budget left and renderings. are you local? we develop triplexes but they are very small, compact, and well designed projects. is this an existing property or a ground up deal in Columbus?

Sure, I sent you a DM.

I am a remote investor but have no problem flying out there. This is an existing rehab property not a rehab.

Hi BiggerPockets Community,

Im reaching out to this knowledgeable and supportive group for some guidance on a situation I’m currently navigating as a remote real estate
investor.

I'm a remote investor who's recently encountered a challenging situation in Columbus, Ohio. After a successful rehab of a multi-family property, I gave a larger project to the same General Contractor. Unfortunately, the GC's responsiveness has dropped significantly, and communication is sporadic, though he does stay in touch with my realtor occasionally. We're about halfway through the project, and there's a $30k He has for work that's not yet completed (the 30k was given because he completed work prior but once he received the 30k communication diminished drastically right as winter came around! .

This situation is not only frustrating but also time-sensitive due to the looming loan deadline. I'm seeking insights from those who have navigated similar waters, especially in remote investing scenarios. How do you manage contractors and ensure project progress, particularly when
you can't be physically present and under tight time constraints?

Your insights and experiences would be incredibly valuable and much appreciated. I'm eager to learn from this community and find a way forward in this situation.

Thank you for taking the time to read and share your thoughts!

Welcome to the world of real estate investing. I have extensive experience in the Cleveland markets have done about 500, yes 500 deals there 1ks of reno/repairs and 1ks of move in and outs. So my team in solid. I have a good buddy in Columbus he is one of the top " players" there owing about 260 props, not bad for a 35-year-old. So I am certain he can help. Feel free to reach out , let me see what I can do. Oh I also have a GC as well there. So between the two of them we can get it sorted out. Not keep in mind the money you already gave your current maybe gone, ( it happens) so you may take a loss on this but get it done.
All the best

 Thanks Bob sent a message

what was the 30k for ? were they deposits or have actual material on site now in return for the money . If yes can hire another contractor . Do you know if they're working on other projects and delaying yours ?

There were in draws they have completed the first two phases then we gave them a draw for the third phase and then they went unresponsive.. Only issue for me about hiring another contractor is they pulled permits so I believe they can put a contractors lien on the property.
