I would consult with an attorney,but chances are that if your letter is not being accepted the attorneys letter will not either. What you may want to do is send the letter certified receipt which simply means no signature required and post offices scans it and verifies that they dropped it off. Also many states allow an individual landlord to represent him or herself with out the use of hiring an attorney unless you are incorporated. Any real estate attorney in your state will be able to tell you if an attorney would be need. Best of luck

This is something I stress and when going over a lease with a new tenant, I really slow down to review this part. I also have them initial each part I review. I don't bother to remind someone to pay. Simply put rent is due on 1st by 5 p.m. if you can't pay by the 1st I need a 48 hour notice before rent is due. By the second day of non payment you have already been assessed a late fee and a letter is sent for cease or pay by 5. If rents not in my hand by the 7th day paper work is filed for eviction.

Interesting topic I had something similar happen to me, luckily for my previous tenants they showed up at the same time the movers I hired did. Everyone posted good advice, I would recommend contacting a local real estate attorney in your state for more information.Typically each state has laws/provisions on the books in regards what constitutes "abandonment of the property and or there belongings". Some states also have laws just on abandonment of property and set fourth specific guidelines and regulations on what you can do as a landlord with a tenants property. I am sure you can find a real estate attorney that could help you out with a free consultation.  Best of Luck

Email is a great tool which is under utilized. I ask for a email address when ever I come incontact with with someone and everyone has one. It is another method of touching a potential lead,and is a wonderful thing if you do email blasts. So I saw go for it.

Thanks Patrick and Mike, I have just started to put a list together of homes to research, thru County Tax database and Redfin and Zillow to see what comps would be for the area.

Hi, I plan to join a local REIA this month,wanted to know are there things I should look for that will set one reia apart from another. I live in Jersey right outside Philadelphia so I can go over the bridge. I looked at GPREIA, DIG and South Jersey Reia. Anyone have any recommendations? Thanks
