HI Rod,

I would go with a double closing, in regards to selling your LLC I think this could complicate matters. It has been my experience with having an LLC in real estate, that when it comes to banks and loans they take the hands off approach. At least with the few larger banks I have dealt with. Reason being that most want more accountability on the part of the borrower. Just my thoughts best of luck

Spring has sprung and its a great morning to go find and look for property to wholesale. Anyone have a thought on the best way to approach it. Since I am a newbie to this. House are close together where I could walk areas and really get a good look at them,or should I just find them and then research them? Thanks

Zach all the posts that I have read have given you sound advice and for me red flag questions popped up.  I have invested in those types of areas and yes you can make money. The question is you crunched the numbers and see it as a positive, my question for the seller would be numbers don't lie why does he/she want to unload it. I would also call a local insurance agency and  request a quote for the properties, the number seems way to low for a landlord policy on a multifamily property. I would also find out if permits where pulled for the work the seller said was done. Also find out how the tenants pay, meaning do they work or receive state or federal assistance. Best of luck on what ever you decide.

Hi,  I am a semi newbie to real estate investing and very interested in learning about Wholesaling. Living in the Philadelphia area and looking to join a group to learn more about it and real estate investing. Thanks
