Get it under contract and list it flat fee on the MLS. Provided seller gives you permission, allow new sellers agent access with a key (in lock box) and the rest is done dir you. Research virtual wholesaling if you need more info than this.

Great job! Some advice on how to get rid of those stringing you along... - Get all buyers to provide proof of funds or get pre-approved with your mortgage person. (They don't have to use them but if they are serious/qualify they'll do it. Non serious buyers will drop out...) - Ask for Non-refundable earnest money (non-refundable after inspection period.) Hope this helps!

Hi, I am new to wholesaling and just about to get the ball rolling. Done my research, have my plan, looking forward to the challenge! The final question(s) that I could not find the answers to are... If I got a distressed property under contract am I allowed to list it on the MLS? If so would it have to be only to cash buyers or could it also be to retail buyers that I have pre-approved? Would you recommend I use a REA to sell or FSBO flat fee listing? Really appreciate any thoughts or comments! Thanks!
