Hi All! I am interested to know how often in a 12 month lease either owners or PMs inspect their properties? On average how long does an inspection take? Is it a nightmare? And if you were going to pay a company to do it, what is a standard fee? Thanks!

Hi All, I have the opportunity to purchase ten properties for $50k from one owner which will be a huge profit, HOWEVER they all owe $8-10k in taxes. Is there any way to transfer ownership without having to pay all of the taxes up front at closing? I have $80k to invest but not enough to pay taxes on all properties. I have 60 days until seller gets foreclosed on. Thanks,

Hi All, I am looking at a property which has great potential. The house itself is about 80% of market value and only needs some simple cosmetic work. What is interesting about the property is that it is on 1 acre of land and has a detached double garage barn combo. I would ideally like to buy the property, fix up the house then convert the he double garage into either a studio or even a 2 bed and then rent out the house. My question is, if I go through with it and then want to sell, how easy is it to split he parcel into two lots? I would have to install an additional drive way for the house and use the old one for the conversion. Let me know your thoughts and any experiences you have had.

George Despotopoulos The rental market is very strong. And they are building a new university less than a mile away which will only increase rentals. How would you recommend I go about finding a investor? I have $10,000 to contribute but would look to do all the property management etc.

Hi All! Here are the numbers... Price: $46,000 Rehab: $40,000 (Top End) ARV: $120,000 (Low End) 3 units all 2 bed 1 bath. One building is upstairs/downstairs. Separate unit is at the back of the property. Not classed as two parcels though. Once renovated should gross rent $2300 on low end and will only rise significantly as the area is in total revamp and booming. May need some help on getting all the money but want to know thoughts on if it's a deal?? Thanks!
