@Joseph Cacciapaglia That's cool to hear that it's moving fast in Texas. I appreciate the input!

@Joshua Ferrari Thanks for the info. It's cool hearing from an investor in my area. I'll have to check out your website to learn more! I'd also be interested to learn how your first investment has been going so far.

@Mark H. Porter Thanks for the reply! That's interesting that spring is the busiest time. So to make sure I understand fully, the longest lead time items are typically appraisals and inspections?

Hey everyone! As a completely new investor, I'd like to get a general understanding of the time it takes to close on a property once it's found. How long does a typical home purchase take once the deal is found? I understand that there's a wide variety of possible durations, but I want to understand in general what's considered a short time frame versus a long time frame.  Is 30 days considered a quick deal, an average speed deal, or a slow deal? I assume it might depend more on my area but I'm not sure. Any insight is appreciated. Thanks!

Hey everyone! I've been listening to the podcast and I decided to grab a copy of Rental Property Investing and Managing Rental Properties by Brandon Turner. I've been reading the Rental Property Investment book and I've decided that I want to pursue Real Estate investing as a means of passive income. I love my job and have no intention of giving it up, but I'd love to establish a significant stream of secondary income as a way to further build wealth. I've been clicking through some forum threads, and it really is incredible to see a community of people all striving towards the same goals of success while being so willing to help.  I'm currently 23 and renting an apartment in Mobile, AL, but I'm planning on learning everything I can while saving to be able to purchase my first property in January of 2021. I currently have enough for a  decent down payment but my lease doesn't end until this coming January. I love the idea of doing a house hack with a duplex/ small multifamily property. I'm searching for connections and any advice you might have to a new investor around my market or in general. Thanks!
