This is why you need to have the work In writing. So you and the contractor can be on the same page. License or not you should always have something that state’s the work they are going to do With a payment plan. This way when the task are completed the contractor can get paid accordingly!

I too have been thinking a lot of the homes less than 100k! Looks like the homes in C areas needing work sell for 40-60k. With ARV of 120-130. I have all the construction connections. I want to BRRRR some properties In The KC area!!!

No most contractors will not pull a permit and let your guys do the work. Why because of insurance, did the work get done right. The contractor will have his name on it. Just have home owner pull the permit. 

I have been studying KC market for a while. I have interest in getting into multi family properties, and potentially flipping a few homes! Kcmo looks like it could be a great area to get started?
