James, what does this mean?

- On the purchase contract be sure to write in that the ACH withdrawls should be made by the seller with a check delivered at closing (assuming the draw is on the 1st and you are purchasing on the 1st). The last facility I bought the sellers decided not to do that even though we had discussed it and it made for a painful first month.

Best of luck!  In addition to what Mateusz mentioned, "A deal', you may want to evaluate your geographical area.  

I'm from WV and love it, but facts are that the southern part of the state is shrinking, both population and economy.  Charleston is only kept afloat b/c of the bloated state gov't robs Morgantown and the eastern panhandle and keeps overpaid bureaucrats and attorneys that relay on state gov't work in the state capital.  

Unless there is a major change in the way our state gov't governs, there will be no change down there.

I tend to do the vast majority of the work.  

The one caveat is that I refuse to work off ladders (>6ft) or on roofs.  The risk of falling is not worth saving a few thousand $.  

That said, renovations take me a loooong time.  I'm fine with that.  There are not hundreds...or even tens of deals within my maximum distance (15 mins).  As long as I have one in process and one on the line, I'm happy.

I wouldn't use these in all my rentals - just the student rentals.

Post: Double Pane Glass Sourcing?

My google-fu does not seem to be working today...

Where can I purchase a double pane glass assembly (or whatever the technical term is)?  I think the two panes come in a pre-sealed 'kit'.  I can disassemble the sash, replace glass, and put the sash back together.

I have a few windows with aluminum sashes in a property that were blown inward (thanks residents!) and the interior pane was shattered.

I took one to be repaired and it was $70.  I have like 10 windows that need this repair and thought it may be a bit cheaper to order and replace the glass myself.

Hi Connie, 

The closest one I know of is near Pittsburgh.  I've thought about attending, but a 2-3 hour round trip plus the time at the meet-up just is not appealing on a weeknight. 

I would be interested in a REI group. There are a few other members from the Morgantown/Fairmont area, perhaps they would be as well.

If I can get a college kid (usually on that is already renting from me) to do very very basic work, I pay about $10.

For anything that takes skill, even for something as easy as patching a hole in a wall...I have trouble finding anyone reasonable.  I understand the handyman's POV - I would approach it the same way.  

Me as a handyman wouldn't bother with a job that realistically will take 3-4 hours of my time (gathering materials, travel, time in labor) for $50, me as a landlord thinks that $50 for a drywall patch is a rip-off.  Unless I can bundle several 'repairs' in the same visit for a handyman, I typically just do the work myself.
