What I have learned is find someone that's in the game (mentor). If you want to flip houses find a flipper, if you want to have rentals find a landlord, most likely you get the point. Good luck and remember to have fun :)

I have one cash buyer and I'm currently seeking some more. To me the cash buyers are easy to find. I just wanted to find people that have been doing this and making a good living with it and learn from them. Should I put a ad in the news paper (LOOKING FOR WHOLESALERS IN REAL ESTATE THAT HAVE 5 YEARS PLUS EXPERIENCE) :)Any thoughts would be very helpful

I want to find people in my area that are wholesalers that have experience that have done more then a couple of deals. Why?

1. I learn best when doing

2. They have been there done that

3. They have made mistakes. Maybe you should not do that or that way, I did that and it did not work or it cost me a lot.

4. Networking, they know people

I don't want to be that wholesaler that promises deals and don't produce. So I guess what I'm asking is whats the best way to find people that have been around the block in the wholesale world and what should I say to them.

Thanks for the advice Swat. I checked out the letters Frank, really great letters. Going to network with some of the landlords here and pick their brains a little and maybe send some letters out.

I have been studying real estate for a long time and the rich dad books and game and I learned a lot and I have a long way to go. I have been on this site for a short time and I feel that I have a better chance of success. Thanks again everyone.

to me it sounds like a bad deal but I could be wrong. When to many things don't add up most case it's a bad sign. Them wanted you to send a check is a very big sign

What's the best way to find seller financing and should I tell them about my plan for the house like having it for a rental. Newbie here :)
