Has anyone ever helped a potential seller negotiate the liens on a home that needs to go through probate? The seller is interested in selling if we can reduce what is owed. Current debt includes a HELOC, credit cards, and some other small debts. I know that I can basically offer a high enough price to cover the debt but it makes the numbers get tight ($20,000 in debt). Any advice would be appreciated.

@Ben McFarland I'm also interested in Tulsa.  I've been looking for my first deal in Tulsa but so far no luck.  I have a couple of rentals that I purchased long distance but would like to gain the experience investing locally.  I'm interested in a meet up when they happen again @Corbin Marcotte

I've been looking in the Tulsa area and from what I can tell, and maybe this is obvious to everyone but me, I don't see any deals on MLS (at least in the areas I'm looking) and I don't think the Sheriff auction will work either (numbers don't work for BRRR). I've not had a lot of luck finding a good wholesaler either. So I'm starting to shift towards Driving for dollars / direct mail. @Scott England Is that how you're finding your deals?

My family and I are moving to Tulsa and I'm looking for a recommendation for a good real estate agent.  Hopefully I can find an agent that can help with our primary residence now and then a rental property down the road.  Any connections with general contractors and property managers would be beneficial.  I appreciate the help.
