Probate / Lien negotiations

Has anyone ever helped a potential seller negotiate the liens on a home that needs to go through probate? The seller is interested in selling if we can reduce what is owed. Current debt includes a HELOC, credit cards, and some other small debts. I know that I can basically offer a high enough price to cover the debt but it makes the numbers get tight ($20,000 in debt). Any advice would be appreciated.
