I'm thinking of refinancing to have the option to rent in case I decided to move into another area. I guess if I decided to live there I could borrow against the equity to roll into another house. What would you recommend?

I'm a first time home buyer in Florida looking to get into investing. I'm wanting to get some thoughts on the direction I'm thinking of going. I feel with my credit and cash on hand that going into a FHA 203k loan with 5% down, fixing up the property and refinance after a year or 2. "A live in flip if you will". Any thoughts would be greatly appreciated.
