Deciding on how to get started.

I'm a first time home buyer in Florida looking to get into investing. I'm wanting to get some thoughts on the direction I'm thinking of going. I feel with my credit and cash on hand that going into a FHA 203k loan with 5% down, fixing up the property and refinance after a year or 2. "A live in flip if you will". Any thoughts would be greatly appreciated.
