I was driving around and came across an abandon property, so I do what I always do and looked into it. I found that the property has delinquent taxes and the certificate holder has filed for a tax deed, which the sale is to be held in January. I've bought properties through tax deed auctions before, however I wanted to make an offer to the home owner before it goes to auction, hopefully get a better deal. My questions is, if anyone has done this and what was your pitch to the home owner?

I got into a heated debate with a close friend on where we see the real estate agent in the next 10-20 years. It started as a question from my friend, " would you encourage your daughter to get into real estate when she gets older?" I actually had to take a moment and think about that, but My passion and love for the industry quickly flooded my thoughts, " absolutely!"  I said. Now deep down, I wasn't as confident in my answer. With all the "ibuyer" sites that continue to grow and spread throughout the industry, I cant help but have some doubt. My friend feels and has always felt that the agent is becoming less and less essential to the transaction with all the tools and sites that are available to the public. Now he does make some good points and I can understand his view on this, and it is a legitimate concern. 

My question to you is: Where do you see the agent in the next 10-20 years?

I currently am renting a house that I would really want to retire in. I can’t afford to offer what the market value is, so I’m wanting to see if they would consider me buying 50% and I would handle all responsibilities of property upkeep. This would elevate the owners from having a management company, all responsibilities of property upkeep and also put a large amount of cash in their pockets from my purchase of 5O%.

Does something like this already exist and if so what’s it called? Thanks

cash flow would be around 200 a month. 

So you don't consider the mortgage payment when calculating the cap rate?

Looking to buy my first rental property. I have an opportunity to get into a home that is currently renting for 950 per month. I figured that the cap rate would be 3%. Would this be a decent buy as a newbie investment? Btw...its in Central Florida. The price of the home is within my budget and in a good area.

Does homestead exemptions affect a tax deed sale in regards to an investor  purchasing at an auction?

Another newbie question. This might sound silly to most, but can someone tell me if knowing a broker who is not into investing, help with my investing goals? Love this site and thanks to everyone for their insight.
