I would also love to know what market you're targeting as well. How are you obtaining your mailing list? What's your plan of action after you receive a call back?

I definitely agree with you Jesse. The demand is here for sure. Unfortunately, other investors have realized that potential and have been throwing townhomes up quicker then you can say monopoly! There should still be lots of meat left on the bone for little ol' me though! As they say, "make jobs and they will come". 

Luckily we bought my house in a good area so I don't see an issue with finding renters but only time will tell. 

I hope your time in southern Maryland was enjoyable. I've been in the county my whole life. It's a good county minus a few neighborhoods.

Hello all,

My name is James Barnes. I am new to biggerpockets.com and am eager to learn and to start building my REI team for future projects. Some backround on myself, I'm 25, have 2 kids, a wonderful wife, and a pretty "stable" career as a Firefighter with the government.

Rewind 2 months ago, I started thinking to myself, "Man,there has to be more to life than living paycheck to paycheck". I started researching finance related materials and I came across Rich Dad, Poor Dad. Since then it has been a non-stop read-a-thon(investing for dummies, TP entrepreneur, ABC's of Real Estate, REI for dummies). The information is...endless!

I refuse to be in the "rat race" for the rest of my life! I've started my journey to obtain financial freedom, hopefully through REI.

I'm going to need lots of help so anyone wishing to help a new, eager REI, PLEASE follow me or contact me and I will be glad to pick your brain. If your local we can meet up and have a nice professional dinner and talk business.

I apologize if this was long but I felt I needed to give some backround on my self. I'll end it with writing my goal down that way I am atleast held accountable in some form.

"I will turn my current residential property into a rental property that nets $2500 in income annually. This means that I will need to invest in a new REI(residential property) at a great deal. My family and I will move into the new, hopefully habitable investment, and I will give myself a 1 year time frame to make repairs so we can move onto the next investment"

The goal is subject to change once I start hitting milestones and if I accomplish this earlier than my selected time frame.
