Can't believe this nonsense thread is still going.

We live in a society where it's in style to claim victim status and many groups even battle it out to see who is the bigger victim group.  Its also a huge racket with lots of money to be made...... Unfortunately it doesn't transfer over to real estate investing where numbers are more important than skin color.

LOL @ telling someone you don't know to "check their privilege".

Sounds like the only prejudiced racist here is you.  You don't deserve advice with that attitude.

Was this thread just to brag about throwing your weight around as a land lord?

You could have given her a 30 day notice without sending her beloved pet to the pound.

What if a tenant had an accident and needed a service animal?  Would you throw them and their animal out? Sounds like it from some of your previous posts.

Nothing of value to be learned here....

Lots of predators in this "racket".  I've interacted with a few who would make great tow truck drivers.

I would sacrifice some profit for the ability to sleep at night.  On the other hand, being a sociopath is a trait that many successful people have in common.

Wow, seems like nothing is sacred anymore.

I would call it unethical to swoop in and try to make a buck off someone elses misery and while their attention is focused elsewhere. Couples going through this have to divide a lifetimes worth of assets and in many cases worry about the well being of their children. Now they have "investors" nagging and harassing them to sell their house quickly and under market value so some "investor" can flip it into a profit. Wow, just wow.

I wouldn't say its easy to be a mogul.

I think you just have a case of being born on 3rd base and thinking you hit a triple.
