@Andrew L. I am real estate broker in Illinois. I mostly deal in multifamily properties, having said that I don't see a lot multifamily properties listed on my mls.

Today I singed up for loopnet and it costs $150 a month. I assert it's a lot of money since I pay about $38 a month for my mls every month anyway.

I am not so sure if I will keep paying $150 a month for long time unless I get some benefit out of it.

Just wanted to share a little about me as well.

@Account Closed Most investor are looking for a minimum of $200 per month for SFR and a minimum of $100 per unit per month for multifamily properties.

You are well above those guidelines. Great for you.

@Michael D. Welcome to BP.

You will need to put 20% - 30% down, if you buy it as non owner occupied. So, If you are ok putting 20 - 30% down, buy it as NOO and If you want to put only 3.5%, buy it and live in one of the units and after 1 year, you can rent that one and buy a place for you.

One time opportunity? No, it doesn't have to be your first property. After you buy this one as owner occupied, you can always buy your next house after one year and get owner financing (3.5%).

Hi BP,

I am looking forward to invest in Texas. My strategy is buy & hold. I primary interested in between 4 - 12 units multifamily in a B or C area.

Having all the criteria equal, which city would give me the best return on my buck?

Any suggestions / thoughts appreciated.
