 For as little of a state as Delaware is, the state is very diverse. So there's a big difference between buying a multi family building in Newark near UDel where you're likely to have predominately student renter base, compared with buying a multi family in Trolley Square in Wilmington or buying a multifamily in East Brandywine Village, or buying on the Market Street corridor that BPG is redeveloping, or buying a multi family in Dover where you'll have a lot of military renters (depending on how close to the base you are) or you could have multi family down in Sussex county by the shore towns and do more short term AirBnB type stuff, or you could be in rural Sussex county which will be a whole other animal.

Point is...yes there are multi family in Delaware just like any other state and like any other state there is a diverse set of environments, knowing what kind of multifamily you want to buy and the type of tenants you want, the returns you'd like to see, etc. I think are all equally or more important questions to ask first.

It's also super helpful if they can actually indicate on the event page I posed if they are coming, this way when I show up at the venue, or need to look for an alternate venue in the event of inclement weather, I know roughly speaking how many people to expect.

Hey a few folks mentioned being interested in grabbing a beer and chatting about real estate. Since it's summer time I thought trying to meetup someplace outside would be great weather depending. I personally haven't been to Constitution Yards but generally speaking enjoy the outside beer garden type environment and figured we'd give it a try. I'll keep an eye on the weather though and call an audible a day or two in advance if the weather looks bad. 

No real formal agenda for the is event. Just plan to come enjoy some company and talk real estate over a beer or two. Look forward to seeing folks there!

@Cassandra Sifford, one thing you may need to consider is vacant property fees. I bought a house for myself that had been vacant for 6-7 years, and it took me a while to make it livable; New Castle County made me register it as a vacant property while I worked on it, and said that I have to pay a fee of $500 a year after that, going up to $1,000 on year two and so on each year. Make sure that is not the case in Wilmington, and/or make sure you can fix up whatever you buy before you get hit with those fees.

These questions kind of make me giggle a little bit. I don't think I have ever heard of anyone ever looking for a mediocre or bad realtor? :-)

 You'll want to use Sama. Not cheap, but reliable quality work. He's the one I've used and the name I hear most often used by other investors inside the city limits.

Assuming you're investing from out of state, what makes you interested in the Wilmington market? What other markets are you considering?
