I was kind of suspicious because this was a expired listing from the mls he tried to sale it for 100k but that didn't work out for some reason. I myself believe he said those numbers to try to get me to offer above those numbers plus he called me yesterday but I didn't get a chance to talk to him. I will see today what he will say but it seems to  me he may be motivated to call me back and seems to me he may not have been offered that 70 to 80k just from speculation.

I have a guy who seems kind of motivated to sell .He has 5 houses on the same street he owns and is renting them out. He said people has been offering him between 70 to 80k for his house he wants to sell. When I'm checking comps nothing has been sold in the radius of .6 that's similar.

The closest one is 1.9 MI and it sold for 122k, the guy says he is free and clear on the property. Since the property that sold is so far away is it fair to say I can do ARV as 115k and offer between the range of 50 to 65k?

Hello BP family, long time since I been on here. I believe I have a house on the line but not quite sure just yet trying to do my due diligence. This property sits on 0.7 acres it's only 672 sqft with 2bd and 1ba. This is a fsbo and the guy said he is pretty firm on his price for 70k but I'm still gonna try to negotiate with him. I ran my comps for the numbers and the closest property sold for 115k in November of 2016; with the same amount of bdrms and bath sitting on 0 8 acres but slightly bigger with 784 sqft. Does this sound like it could be a deal just want to make sure and not just jump on it because I'm anxious to get my 1st deal? Mind you he claims you can build a 2nd house on it.

I recently moved to Atlanta last year of sept. 2015, when I lived in Kansas city I had bought my house with the first time home buyer program. Do anybody know if you can use it again if you moved to a different state or is it one and done?

@mark Graziano hey Mark I don't have any advice for you as far as your current problem, but for future references you might want to revise your leasing agreement for future tenants to get insurance . Kind of look over apt rental agreements to see how they structure theirs so you can be better covered for situations like this. I hope you find out what you need to get the problem taken care of.

She told me they are just looking to sell no financing it, also as of right now I don't have the funds to do owner financing. I hope I'm able to be some help to the owners and if the numbers don't make sense to both of us then I will have to walk away like you said.

@Keith Goodwin very good info you gave me. She told me the reason why she is selling is because they are moving and they were using it as an investment property but they don't want to be worried about it while they are far away. She also said they have had the property for 25 years and it's no realtor involved it's a fsbo property. I asked her how soon is she looking to sell and she said kind of soon so I would rate her 7 out of 10. I appreciate the congrats from everyone!
