Hello BP fam!

My job has recently transferred me to Atlanta from Houston, and I am looking to purchase a small multi-family property 2-4 units. I have a very flexible price range and am looking for an agent who is investor friendly and very familiar with the area so we can get to work! I'm looking for real estate agents and wholesalers in Atlanta and the surrounding areas who I can connect with for leads through email /contact lists.  Looking specifically for 2 to 4 unit properties in B and C class neighborhoods that can provide 7% - 15% cap rates.  I would be an out-of-state investor (Hawaii) so I prefer properties that won't require too much rehab work if possible, although if the deal is great I could handle with it.  Perhaps a tall order but I want to try.

The best lists are the ones you create on your own: public databases (preforeclosures, tax delinquent, bankruptcy, etc.), driving for dollars, referrals from agents, etc.

I don't purchase lists per se. Only from time to time I purchase lists based on demographics: i.e. owners who are over 60 years of age, don't live in the property and have owned the property for 10+ years.

Let her do the wholesaling, you do the marketing so long as they are not yet listed. Or just don't even look at the MLS but market like an agent/wholesaler. If not sold then offer to list
