@Samantha Soto, he said he was letting him and another guy stay there at one point. He also stated if I wanted to go inside just stick my hand in the door, because the door is open. so that will tell me it's vacant for sure. He said since he had the house he haven't did anything with it because it needs too much work. A total rehab, needs to be gutted, and he owes 80k for mortgage but no liens.

I don't have a gun to carry. I may have to get pepper spray or get police to come out and secure the property.

I have a motivated seller who wants to sell his property. But the property is abandoned and he told me I can get in the house, because the door is open. He also told me that it has been a homeless guy he was letting stay there. I want to go down and go inside the house but I don't want any surprises. How should I go about handling this situation?

Hello BP family,

I'm a little confused on something here. When you get a seller to sign contract, as a wholesaler do we pay for the title search before closing or does the buyer pay for title search at closing? I'm just a little confused how the title search process goes.

My bad the rent on zillow which I know is not always accurate it says 1200. But he did say he is renting it out and will be evicting the tenant that is there soon
