I want to sell both of my SFH  to cash offers if it makes sense.  How do I get an idea how much other houses sold using cash offers in the same area?

@Jaysen Medhurst

1. Several thousand ( SFH cost 33,000)

2. 33,000 now  vs after repairs ( dont know). We have to remove the Lead paint and replace doors and get everything up to City code.

3. Was cashing flowing over 300. ( Tenant moved out)

I got hit with a 15,000 repair build for my SFH. i currently dont have it.

I have a few question . Can I used hard money down for home improvement and refiance afterwards even if the property only go up slighlty in value since it is a single family house.

If any one  has a better way to solve this let me know. I am open to all suggestion.

@Brenda Watkins I say look for MFH.  Turnkey has very little to no cashflow because of company renovation to  the house and try to sell it at market value. At least with MFH you might be able to house hack or reduce your rent by having other share the payment of your mortgage.

I see a few owners that is selling MFH with tenants in them already.

Without using my money, how can I used the tenant's rent to my advantage on getting approved on a no money down loan or (close to it)
