Advice for selling SFH for cash

I want to sell both of my SFH  to cash offers if it makes sense.  How do I get an idea how much other houses sold using cash offers in the same area?

    Why would you accept 10-20% less for your house? Is it in too bad a condition to get a mortgage?

    Unless these are INSANELY cheap houses I don’t understand taking $50-$100k less for your properties?

    If you want a good idea of the cash value simply go to Zillow, offerpad, Opendoor, etc etc. They’ll probably offer the same or a little more than a wholesaler and won’t back out if they can’t find a buyer.
