Welcome aboard. Take some time to read "The Ultimate Beginners Guide". It's located under education tab within the guides section. I also advise you to read the "Starting Out IN REI" Blog Topic. It should lead you down the right path. When you get to the point were you want to spend money to speed things up, just come back to BP and search for whatever your looking for. Anything a GURU can sell you is most likely here for FREE.. If you need any help please feel free to reach out, i'm not a seasoned investor but there's many here that are willing to help..

@Dev Horn Thank you for your response. I will continue to use that email and it actually got me 5 cash buyers yesterday. But i will take your advice and meet locally at my local REIA. I was told many times to go attend the meetings but they always fall on the 2nd Thursday of the month and i'm either working or at sons game.

I will make sure i go to the next one. thanks again..

thank you for the replies. I have been trying numerous way to build buyers list. finally getting some results. i explained to the guy that his idea has potential to work but he just got mad. he ultimately wanted me to buy his e book so when i disagreed to one of his methods, he got offended. but that won't discourage me. I'm motivated enough to be successful. 

So i was on craigslist today. I'm trying to build my buyers list so i was replying to "we buy houses" ads on craigslist. i sent a very nice and to the point email that said,

"Hi, my name is Jamael Reed. I'm a new investor in the area. I saw your add on CL and was wondering if you'd like to join my buyers list. I work mainly in all Lake County areas and would be glad to send you deeply discounted deals that I come across."

The guy replied and started cursing me out saying the you wholesalers don't know anything about marketing and to build a buyers list you have to get a property tied up and post it for sale online and then you'll build a buyers list.

Can someone please tell me how to build a buyers list the right way? Not lookinf t get cursed out again lol..

@Adrien C. Yes but i'm mainly focused on wholesaling and lease options at the moment. I have not found a lender that works with newbies and my credit score is not good enough to secure a traditional loan.
