We are under contract on two side-by-side townhouses in Baltimore City -- one is an end-unit that is a "standard" renovation -- adding a kitchen, upgrading both bathrooms, redoing floors, etc, and one is a full gut-job (down to the studs) that we'd like to renovate to the same approximate level as the first.  costs 5$ per unit to use. You can create leases, accept payments, tenants can make maintenance requests, and a while lots more. Nice software to manage rentals. Very easy to start.

Hey Allen. I’ve been using avail.co for about a year. Not exactly sure if the situation is exactly similar but I have a tenant that pays and sometimes I get an email saying insufficient funds and the tenant has to then do a new payment which adds time for processing. Is this what you’re speaking of? I haven’t used it as a renter

Thanks for chiming in @Jamaal Taylor, have you ever undertaken something like that, what were some lessons learned/words of advice you’d have for me if I choose to take up the challenge?

Im a general contractor. I’ve done a large scale reno on a single family live in flip. I also own a triplex I live in. Best to get a contractor and make sure you have permits from the city BEFORE work is started. And make sure you personally meet city inspectors every time an inspection is scheduled so you learn what they look for. Don’t just have your contractor meet them. Another person comment 50$ a sq ft but that’s if there’s no structural work. Reach out if you have questions the construction process is very difficult on its own but especially so when your dealing with inspections.

I use a avail.co you can create leases receive payments, it’s 5$ per unit but it’s a very robust rental system

Is it a gut rehab? If it is I cant imagine rehabbing 4 units for anywhere near 100k. Easily double. 4 kitchens, baths, havac, electrical, plumbing, roof, demo. It’s gonna be pricey.
