I really hope someone responds go you soon! This is a great question, and I would love to know myself being new to the game as well. Perhaps the $84k was the principal left on the property and the final judgement amount includes original principal plus and interest that would've been gained? 

I hope you don't mind me piggybacking on your question so I can get notified if someone answers, this is a great inquiry.

Hello Julian! 

Great plan, and I see it's pretty well mapped out. I would calculate how much you can live off of what you saved. Not that I am an expert in real estate (yet) but I am very conscious of risks. Moving down and pursuing a career in real estate can be extremely difficult work at first, and income may not even be a fraction of what you anticipated. 

However, I am sure you thought of this already seeing you have everything else planned! Good work, and keep on going full steam.

Hey @James Charles. Not any form of expert here, but even I think that is a bad deal and don't even need to put those numbers in an analysis tool to see that.

However, maybe you can answer a question for me. How is the mail campaign going? How did you start and who did you use? Just trying to get a few ideas on how the market is working in South Florida. Seems like it is a more difficult area to start in than most other places.

I am new to the REI game. We are based in Broward and work in Miami, and while the exposure is nice, I am looking out west for the first of buy and holds for us. Please keep me posted as we have some finances saved, and would love more education from like minded investors.

I can say I am in the same boat. I am sure many of us are. I have a great J-word in the beer business (perks are great), but it doesn't produce the eventual cash flow I desire for the future. Point is, I would like to know if you decide to go for the RE agent and how it goes. I may stay in my industry as I invest in buy and holds, but then again the idea of immersing myself in the industry is captivating. I wonder how many people have struggled with this and what their ultimate decision was. 

As HR, I can imagine property management be up your alley. Why not see if you can mentor or work on the weekends for one here and there, to get a feel for the industry. There has to be strengths and experience you can bring, highlight those and start hitting up the local REIA to network. I'll be attending my first in South Florida in March, hoping to showcase my strengths and learn my weakness in this industry.
