There is such a shortage of available space that it seems like there may be an interesting opportunity.     

I realize that this will have some interesting nuances working with the municipality etc, but would like to connect with anyone that knows how to or better put has done this.

If you are truly a passive investor, I'd love to know what you wished you'd known before you'd started.  


I don't know what I don't know right, and I'd really appreciate the feedback, both for me as an investor who is always looking to improve and for my podcast audience.    There is a lot of hesitancy out there right now, and one thing I am hearing a lot is "I feel like I am going to miss something."

Does anyone know of any good third-party data sources that show typical multi-family or commercial returns for LP's over time?  

I am looking to augment my podcast with third-party data to help my listeners get more comfortable with the return profile.   I am hoping to avoid highlighting any individual syndicators to avoid the perception of bias.

I am working on a series of shows for my Podcast and I want to articulate simply and clearly the benefits of Real Estate Estate, but more specifically passive commercial passive real estate investing.    

What else do you think would be worth talking about?

  • Can be Leveraged
  • Can be insured
  • Tangible
  • Capital Preservation
  • Value Add strategy to force appreciation (not as readily available with residential properties that are subject to comps)

@Jared Willis - Welcome to the BP community. In addition to the forum, I'd connect with your local REIA too. Lots of good networking and guys doing deals locally that can help with all of the local things you'll want to be ready for.

Title companies, inspectors, investor-friendly lenders, and attorney's that understand what you are doing and/or looking to do.
