Hello BiggerPockets!

When buying an apartment building, signed agreement with full occupancy. A tenant unexpectedly left a week before closing. Left the place a mess and no time to clean it and lease up before closing. How should this impact the HUD as far as credits to the buyer, etc?

Hi BiggerPockets,

We have a tenant that will be moving into one of our properties tomorrow and some things came up that make him not a good fit for our property. If we refund his first, last, and security deposit, can we end the lease? What else needs to be done?

We have a tenant who is leaving before their lease ends. What charges/expenses can we hold the tenant responsible for, since they are breaking the lease? Can we charge them for marketing expenses incurred in finding a new tenant? What are the industry standards?

In PA, when purchasing a multi-family building with current tenants and active leases, do we have the option to accept or reject any of the active leases? Or do we have to follow the terms of each active lease?

I work with a management company and team of investors in the Philadelphia area. We have received mixed feedback on security deposit/last month increases that go along with annual rent increase. So my question is as follows:

When rent is increased, is it common practice to increase the security deposit and last months rent to match?

We are purchasing a rental property in Pennsylvania. Currently, in the property, there is a delinquent tenant. The delinquent tenants' lease technically ended in June, with no automatic renewal clause in the lease. If that tenant does not leave by the time the sale is final, does the seller have to render the security deposit and last month to the new buyer?
