Hey, BiggerPockets!

We currently own several properties in Pennsylvania and rent them out to tenants. Recently we had a lease end and tenant move out. We performed the move-out inspection and had to withhold $200 for cleaning and repairs.

We sent the tenant the remainder of the security deposit as well as a disposition of deposit showing the deductions. This was sent out within the 30-day period.

The tenant contacted us disputing the charges and threatening to sue for 2x the original deposit, which was $1750.

My questions are: If we lose, what is our maximum liability? Is it 2x the initial deposit of $1750? Is it 2x the disputed amount, which would be $200? Or would it just be the $200?

When scheduling a showing with a potential tenant, or during the showing, is it ok to ask the potential tenant the age of their children (if applicable)?

In a single-family or multifamily acquisition, from the time the property is officially under agreement until the day of settlement, is the existing owner (seller) allowed to sign a lease and place a tenant of their choosing?

Hello!

I have a question regarding pet policies. We own and rent out several properties, in Philadelphia, and we do allow pets of certain sizes and breeds.

My question is: In the event of a dog attack (the tenant's dog attacks someone), can the injured party go after the landlord/owner?

Hello BP,

We are looking for some information on a situation that came up today.

For all new potential tenants, we do screenings (background check, credit check, and eviction check).

Today a potential tenant is asking for a copy of their report. Are we legally allowed to provide them with a copy of their report/results? What is the correct procedure?

Hello,

We just purchased a property in Philadelphia and with that property we inherited a tenant that was in the unit.

The tenant that we inherited is refusing to pay rent and refusing to let us do repairs.

The inherited tenant did sign the new lease, but did not pay us.

Any recommendations on what we should do and is the lease valid?
