Options for Purchasing a Property with Leases in Default

Good Afternoon BiggerPockets,

We are going to settlement in 3 days for a 9 unit building. Today I found out that 2 of the tenants' leases have gone into default. What are my options and rights?

Thank you in advance for your answers, this is very important.
