Cap Ex (Capital Expenditures) are bigger ticket items that get accounted for differently come tax time.

For budgeting reasons, you can just lump the two together and budget, say, 10% total for repairs/capex

Hey man!! Glad to hear you are getting into REI and that you are learning like crazy!

I think to build up confidence, you can do a couple of things

1. Build a team!!
      - Property manager
      - Realtor
     - Accountant
     - Mortgage broker

Youll feel more comfortable as you slowly build your team out. They can advise you when needed. It helped me when I got started!!

2. Attend meetings in your area

3. Just get started and learn as you go.

It'll take awhile until you feel fully confident, even the most experienced people in the industry aren't always confident

The fact you are here, learning and asking questions, shows me that you will be OK. Just go do it :)

@Charles Burgess You can certainly renegotiate, doesn't hurt to try.

How much longer until their leases expire? If soon, it's something you can always put into a new lease, that the tenants pay their own utilities.

Oh wow! So the tenant covered the costs? That's a rarity, be sure to treat them extra well haha
