@Sean Mattis interested and following this. I have been looking as well and have started free trials for both JookSMS and EZTexting. I will try and remember to come back and update what I find out in a week or two of testing out both platforms.

Just wanted to update you guys or anyone else searching for a related situation. I was able to move forward and closed today. I provided a letter and a copy of the lease to underwriting and explained the situation and they pushed it through. Pushing past the 60 day occupancy deadline did not come up as an issue. Lucky for us that we didn't push it out, since I just spoke to my new tenant and they close on a house this week and want to be out by the end of May. Asked if they could terminate early and we said of course since we are wanting to get back into our own place again asap. Win-Win all the way around!

Update for you guys, we are moving forward with a 30 day close. The lender said we will be good according to VA regulation, to go beyond the 60 day period by providing a copy of the lease and a letter of intent. I will update you guys in a month if it all goes through or if it gets kicked back to 60 days!

@Chris Mason Thanks for the reply! I am representing myself, but I have never seen this situation before which is why I was asking. Non-issue as of right now, we have not even put in an offer yet. I just wanted to see what my options were and how the VA would view it. If it ends up being something we go after, I will update with what path we took!

Hi BP!

My wife and I are a week away from closing on our SFR! We have been looking for the next place for months and have yet to find something that works for us. We have set our sights on a cheaper townhome in the Tempe area next to ASU. It is a downsize for us but allows us to keep our expenses close to where they are at in our SFR. We will likely be there for a couple years and then resell or keep it as a rental, whichever makes sense when the time comes.

However, there is currently a tenant in place until the end of July. We plan on using a VA loan, and I know that means we have to have to intent to occupy, which we definitely do. However, if I remember correctly the VA wishes you occupy within 60 days and obviously the tenant will be there closer to 120. If I show the VA proof of the lease in place, will they allow this extension? If not, I will look for alternative solutions. Thanks!
