welcome Aaron! I'm not sure about the rest of the country but Wichita is an extremely fast market right now. Deals aren't making it to MLS as often and are selling very quickly once there.

Hi Zach-

I may or may not be the investor in question!

The end game would be a combination of SFR's and Multi's that are cash flowing and on 15-20 year notes. Although I think plans have a tendency to change and expand, this is for now the starting goal.

I am familiar with the BRRR method, I am also familiar with the variable options for financing BRRR projects. I was more specifically looking for ways other experienced members would approach this particular position and see the advantages/disadvantages to each.

A very good relationship with a huge developer in the area and relationships with the construction community make the duplex project easier to stomach than it sounds.

Hello BP community! I am looking for some opinions on the best way to quickly scale up a portfolio of buy and holds & Fix and Flips given the below situation. Investor income (day job) - 300k plus annually 
Debt to income - excellent 
Liquid cash on hand - 50k 
Credit - Excellent 
Currently has 2 rentals- (could refi out 60k cash) Given the above stats, what would the community recommend is the most efficient way for an investor in this situation that wants to scale to 20+ properties in the next 5 years? The investor will also be breaking ground on 5 duplex new construction builds over the next 12 months. Already approved for construction to perm loans. His main focus currently is growing the existing SFR and multi portion of his portfolio. We've considered lines of credit, refi' the current rentals etc. Just don't want to end up in a situation where all the liquid is gone and he is waiting for loans to season and can't move the ball. He is interested in mixing in a flip or two annually to add funds to grow the capital he can pull from for future down payments on Buy and Holds also. All opinions greatly appreciated!! Thanks,

Happy Sunday BP folks!

As I am trying to find deals through MLS, Driving for dollars, Direct Mail and the other routes discussed here on BP I find myself wondering how I can link up with a good wholesaler? Would it be as simple as calling the phone # on one of the cheesy yard signs (Bob pays cash for your house!) or is there a more efficient way to link up with a good wholesaler?

I simply do not have enough time to vet all the potential deals out there as I'm sure neither do many of you.  Aside from realtors bringing me deals to consider it would be nice to have some wholesalers bring me deals as well, I am happy to pay a fee for the service!
