Hi Sara! I have personally had a good experience with Olympic Rentals, Todd is the owner there. I have also heard great things about Hometown Property Management. They are both good sized operations.

Maybe calculate your Return On Equity (ROE) and that might help inform your decision.

Most of my contacts are based in Thurston County, but I've used David w/ Pac West Pipeworks based out of Pierce County a couple of times. one man operation, reasonably priced and seems like he knows how to get it done! Best of luck

@Jade Bloomfield, Hi! Pretty unprecedented times we are in right now. My two cents, I would still be looking for good deals. Personally, if I were to buy right now, I would want to find something that has more of an opportunity for value add so that you can insulate yourself a bit from going upside down on the property. I would not recommend buying something at current market value with no opportunity to force appreciation. 
Alot of real estate brokers are putting in Covid19 related addendum's in offers with extended closings; a 60 day close for example. That way, you can still lock something down under contract with the understanding that the process will likely take longer, and may have issues with inspections, etc. If after it still appears that you are not going to be able to close due to a covid19 related reason, you would have an avenue to back out. Who knows, this market may even provide an opportunity to get something at a deal if most buyers are pumping the breaks and there is a seller out there that needs to sell due to extenuating circumstances?

@Tony F. Unfortunately plans changed and I was unable to make it to Boise. I intend to try and make a trip out there early next year though!

@Cedric Van Duyn I used All Star Windows just a couple months ago. I got 4 estimates and they were the best. They were also extremely easy to work with and very professional. That being said, hiring out windows is pretty expensive from what I saw. expect to pay around $500-$600 range for installed single hung window around 30" x 60". At least thats what I was seeing from multiple reputable outfits. I am sure if you wanted to do more of the work yourself you could get this done for much less.

Hello, My name is Jake and my business partner and I manage 16 doors in Thurston County. We are going to make a trip into the Boise, ID market in late September. We are looking for an experienced broker in this market that is willing to help us learn more about Boise. To be forthright, this would be a long play for any broker that is willing to offer their insights and time, as we are just starting to explore this area, but we like what we see so far!
