Hello! My name is Jake and I am an investor based in Thurston County. More specifically I am based in Olympia, WA. I am a residential broker, however I am interested in connecting with an experienced commercial multifamily broker in the area. This would be partially for personal interest as I am looking to acquire a small to medium sized purpose built apartment building, and also so I can ideally establish a solid relationship and refer future clients and colleagues that have commercial needs to this individual. I am also looking for financial institutions that lend on 5+ unit multifamily in the area. Thank you all for any and all recommendations you may have!

Hello Olympia RE Investors! My name is Jake DeAtley and I am with Sitka Property Ventures (and John L Scott). I co-own and self manage 16 rentals in Thurston county and am looking to level up and I hope you are too!
I am super excited to announce our first in person meeting on the 4th Thursday in May! This is May 27th at 6 PM! This will be primarily an outdoor event (with some indoor space available). As you likely noticed, we have rebranded under the Multifamily and More umbrella! This is an awesome network that will allow us to access more resources and really enhance our networking going forward. As the name suggests, there is more of a focus on small/large multifamily, however we are also really big on mindset, business tools, networking with other industry professionals and other forms of real estate investing, so all are welcome!

This first meeting is going to be discussing the importance of the real estate team and why you need to have one! If you have experience, you may be asked to share your thoughts on the importance of team building. You may also find a preferred industry professional via referral! The ongoing half a dozen or so meetings following this one will spotlight speakers that could be a part of your REI team and we will have interactive discussions with these folks to talk about why you need them on your team and what value they should be providing you.

This event will be catered with light food options and is BYOB! Please feel free to bring a some beer or a bottle of wine with you :)

ALRIGHT EVERYONE! HERE IS THE BIG ANNOUCEMENT!

I am pleased to announce that we are rebranding our meetup group and will be under the national MULTIFAMILY & MORE networking umbrella. Thus, we will now be referred to as the OLYMPIA CHAPTER- MULTIFAMILY & MORE. This is a very exciting update that will bring in additional resources, structure, speakers, and will allow for the same great networking, but with more of a focus toward Multifamily (rentals in general), all while still allowing for us to discuss the other fun investing tactics with the “More” in the name “Multifamily and More”. Another big aspect of this group is mindset which will also be a big part of the “More”. Hi @Dennis Guinto, I don't think we could give you very good advise based on the limited information presented. It totally depends on your goals. If you want to build long term passive income through cashflow, maybe you keep it (because its hard to find cashflow rentals in WA right now), maybe you sell it (because those proceeds could produce a higher cash on cash return elsewhere). If you don't have anywhere to put the money right now, maybe hold onto it. Especially if you have good property management. If you want to sell within the window so you dont have to pay capital gains, maybe its not a bad time to sell (live in the property 2 of the last 5 years excludes up to $250K in cap gains per individual).

@Dario Martinez, ultimately sellers are looking at their net at the end of the day, so if you are willing to offer $7k more and ask for a $7k credit toward closing costs, as long as it appraises, you can essentially finance the closing costs into the loan. Of course, its very competitive, so its difficult to find cashflow in Pierce County.
