Hello @Skyler Chaney, In my experience so far, its been difficult trying to get a contractor to show up and bid, or even give you an estimate unless you already own the property. That has just been my experience, so I hope you have better luck. If you need a good home inspector, I'd recommend Nate Kilby with Right Way Home Inspections. I was also referred to Olympia Construction, owner is Mike Auderer, but I have not worked with him personally. good luck man!

Thank you everyone for your input! We had an engineer come out and help us devise a more cost effective method of bracing the roof without having to completely tear off and replace! Things are looking promising for closing. Again, thanks everyone for your suggestions.

Hi @Bjorn Ahlblad, Thanks for your input. The inspector said he didn't know what to make of it and suggested I reach out to the engineer. The shop was built in the 80's I believe and the current owner doesn't have very good records of much of anything. That is likely what we will be looking to do. Hoping to get $20K knocked off currently negotiated price.

Hello Fellow BP'ers,

I currently have a 9 unit property under contract. One of the units is a 40' x 60' shop with a studio. Upon inspection, we discovered that the trusses were not plum. I talked to a structural engineer and he recommended removal of the roof and sheathing, correct or replace the trusses, and re-roof. A framer friend of mine stated that he thought the shop was built this way and this is not due to a high load, and he thought I could get away with some bracing, but again, he isn't an engineer. I am having trouble finding roofing companies to bid the truss work, as this is something most roofing companies wont do. My request is two fold. Does anyone know any General Contractors in the Olympia, Lacey, Tumwater, Yelm, Tacoma area that would be able to bid this work? And two, based on the pictures provided, are there any qualified folks that would be willing to share their opinion on what they see?

Welcome @Derek Dodd, I am based out of Thurston County, but I am also very interested in Lewis County as well as Mason, and Pierce Counties. I think the Centralia/Chehalis area has decent cash-flow opportunities and also is in a good path of progress. I own a 5 unit in Yelm, 1 sfr in Tumwater and am currently in negotiations on another 10 units in Tenino. I am always down to connect with other driven and like-minded investors. There is a meeting in downtown olympia next Tuesday. 
@Naomi Pinger, unfortunately my agent and I are meeting with the listing agent and seller on Tuesday evening to try and hash out some final details of this deal regarding seller rent back, so I will no longer be able to make the monthly REI meeting! I hope its a good one and would be happy to provide an update next month.

Hi @Brandon Turner, I am based out of Olympia and I have personal experience with a moving company here called "All Ready Moving and Storage". They store all of their customers items in wood crates and have docks/forklifts to load/unload, etc. If you are interested in the owners contact info, shoot me a quick message and I'll try to get you guys linked up!
