Have you ever wondered how to maximize the services of title and escrow to help you grow your investment portfolio? Did you know title companies will provide you with lists of property owners that are likely to sell in the near future? This can be a great way to source off market deals in this crazy low inventory environment! Julian Herrera is a dedicated real estate professional and is part of the Rainier Title sales team. He is also a budding investor and will be house hacking his primary residence this year. Join Julian and I this 4th Tuesday of February to learn more about what title and escrow companies can do for you! Julian will talk about what title and escrow does behind the scenes, how they can help you find your next deal, and will also touch on some benefits of Rainier Title and how they can help you further save money on the closing costs of your next transaction.

hi @Jaziel MaldonadoRoman What is your reasoning in going FHA over VA? Generally FHA is going to have mortgage insurance which you wouldn't have with VA and that can be a reasonable ammount per month!

Thanks for the shoutout Kevin! @Michael Maloney I'd say it depends on the area! I've heard that Yurts can have mold issues in high humidity or rainy environments. Overall I think Yurts are cool and a good option and can be pretty much semi permanent. If set up correctly they can last a long time!

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $401,500
Cash invested: $15,000

This is an up/down duplex walking distance to downtown. Great side street location close to the town with minimal riff-raff. I will live in one unit and airbnb the other. great Airbnb location.

*edit* I didn't mean to make this a post, I was adding this property to my profile, but now I don't know how to delete it.... So I guess if anyone has questions, happy to answer!

As a first flip, I would suggest making sure you have a plan B. Ideally that is being able to rent it out with some amount of cashflow in the event of a market change or unexpected situation. $20k rehab doesnt seem like much. You doing all the work? What is the scope?

Interested in alternative real estate investments like mini storage? Join us as we have a discussion with Wendy regarding the pros and cons of owning and operating a commercial mini storage facility! Wendy purchased her first storage facility in 2018 and quickly added on two more sites in 2019. After spending time nailing the systems, making improvements, and moving out some troublesome customers, Wendy has greatly improved the operation and profitability of her facilities, all while still maintaining a full-time career as a firefighter AND owning/operating an animal rescue - Dancing Dog Farm & Rescue. In the last year+, Wendy has gone “all in” on real estate, purchasing multiple rehab projects with her partner AND starting a full-on 200+ unit ground up storage development project in Yelm. How does she keep so many plates spinning at once? How is she developing a brand-new storage facility with no development background? What kind of crazy things has Wendy found in her abandoned storage units and hoarder rental houses?! Get these questions answered, and more on the 4th Tuesday of this Month (10/26/21) at 6 PM! See you then.

Hi @Lukas Anderson! I filed my taxes for 2020 the day before it was due this year and it was a scramble! So I totally get it. It looks like you and Mallori have been busy! Good work! My understanding is that you will be subject to a penalty, but it is what it is! Cost of being so busy and getting pulled so many directions!
I have two recommendations for you, however both might be hit or miss.
My current CPA is a wizard and specializes in real estate, has been doing it for decades and has no qualms about getting the max deductions and defending his clients against the IRS (if/when needed) but he is SUPER busy and not a great communicator.. you can give him a try, his name is Joe Koval (solo owner/operator) and is here in the local area. Second, one of my fellow RE brokers has a trusted CPA that he has recommended to me, but he is out of state and I have no direct experience with him. His name is Petr Fesyuk (correct spelling) with PFC. Both guys specialize in real estate. If you want their direct contacts, shoot me a DM!
