@Hattie Dizmond I was hoping for somebody real estate investment savvy who could eventually move on to other investment related tasks I may have.  I have people off craigslist who put signs but I doubt their ability to move into a sales position for example.

@Tim Macy I buy from a network of wholesalers as well as the MLS (rare these days) and some other marketing

I have homes for sale owner finance in San Antonio, I need somebody to put some signs out several times a week.  I can pay either by the sign, per property, or by the day.  More than one person can help with this.   

Signs will basically say "House For Sale Owner Finance Call Etc"

My first concern would be securing the house after I bought it. Replacing materials, tools, or staging furniture can be very expensive.

Do you have any investor friends that could walk you thru the deal? Maybe offer them a cut of the profits if they can guide you thru the whole rehab. An inspection is a must, after a few deals, you will see why. More than likely you will go over budget, its normal, a inspector and investor-friend will greatly reduce the potential budget overages.

Getting burned by contractors is much more probable, but thats another topic. A simple suggestion to prevent getting burned by the subs/gc/workers is not give a deposit on labor and do purchase materials yourself. If a contractor needs money up front, i dont work with them. all subs get paid upon completion. GC (contractor or crew) get paid 25% and 50% when they complete 25% and 50% of work, the final 50% is paid upon completion.

No doubt Joshua BP is full of real time investors, the depth of info is invaluable, its my top resource. Just wondering if theres any good books out of the mainstream, im out of quality reading.

I would like to get information on the real players in the game. Usually these guys are too busy making cash they dont have the time to be a "GURU" but some are accessible or have a book that may not be mainstream. A prime example is San Antonio local investor Mitch Stephen. Since I started flipping in San Antonio in 2003, I have heard the stories of Mitch and Sam (from title companies, other investors, and the local association) flipping over a thousand houses in a span of 4-5 years. Recently he came out with a book (My Life and 1000 Houses) and its safe to say this guy is a machine (I bought the book from his local office as B&N doesnt carry). I would like to discover more REAL investors that MAY or MAY not be mainstream GURUs. So does anybody know of any local legends that have REAL invaluable flip experience that they have published? Or, Are there any mainstream books written by REAL DEAL flippers I might have missed. A mainstream example would be FRANK MCKINNEY (his book explains how he started with 30K houses and now flips Floridas highest priced 30,40,50mill homes.

Tony, dont even look at what percentage your offering below asking price. Go off your buy formula exclusively.

Thanks everybody! I went thru with my project and it closed right before Christmas. As everybody here mentioned, the buyers were serious, VERY serious. We received 3 low LTV offers within a week. Total DOM 29 days! Great advice, thanks again!
