Reid,

Birddog fees are completely negotiable. I charged $500 on this deal because I spent almost no time on it. I have never seen the house. Basically, I forwarded a email. Normally, if I comp, preview, photo, market, inspect, contract, etc, my fees go up dramatically. Typically, my birddog fees range from $2,000-$5,000.

Jeffrey, it cost me nothing to lock them up. The seller was desperate to sell and pretty much handed me the option. My only costs was the gas to photograph the homes. I never showed the houses either, as one was tenant occupied drive-by offer contingent on viewing interior (they never requested) and the second was vacant with lockbox code.

I agree with Will, its about relationships. Until you got some brokers that know your the real deal, you will need to find a way to be more competitive in your offers and most important, follow thru with your offers. The way you present your offer can beat other offers that are higher priced than yours. I truly believe in following thru with a REO till it closes. In other words, I look at 20 REO's, I submit 20 offers, lets say all 20 are declined, contracted by somebody else, whatever....I keep those files and check on them weekly to check for BOM's, Price Changes, etc.....they stay in my system till they close.

The listers agent..... I am buying directly from the REO listing agent, thats why he gets both sides of the commission. Does this answer your question?




Yeah it does. The reason I asked is if it was your buyers agent, you need to replace him ASAP. Since it was the listing agent who sent it, id follow the advice of the other responses, dont agree to it. By the way, why are you allowing the listing agent to get double commission? Im assuming its to get your contract priority. Has anybody had success with this? I have tried it and it has made no difference in my offers getting accepted.

What realtor sent that to you Scott? The buyers agent or the listing agent?
