I am a current situation where section 8 does not exist. I bought a home in a "bad" part of a small town. The financing for the deal fell through, so I bought it cash for 50K. The financed agreed price was 65K. I went ahead with the deal because I felt that the structure itself was very sound and also it neighbors large retirement community that is expanding. I think at some point in time this property will feel some of this expansion. Also I bought the place because I felt that this is a slam dunk section 8 property. If you have a voucher you would want to live here. But I learned shortly after buying the property that section 8 was nixed in this county in 2011. If you want to be on section 8 you will have to move to the neighboring county. This is the first time that I heard of this. I was able to rent it but for about 200 dollars /month lower than I initially thought.

Ok thank you for your wisdom. My inspector over called alot of things, but I like it that way. I use it as leverage to get things fixed.

the relief valve piping went directly vertical/directly up, then it made a 90 turn horizontal for about a foot. After which, it made another 90 turn downward. Could this bit of gravity backup potentially cause the hot water heater to explode? The seller was going to give me a 500 dollar concession because they couldnt figure out how to correct this without tearing down walls. I laughed at the $500, I said I wanted to research the problem and fix it. So I call the local plumber I use in that area and they fitted the exhaust with a 90 degree horizontal piping for 150 bucks.

I have the very same sprayer. I have been lucky thus far. My painter have the same one as well.

I bought a house once that had holes in the drywall patch with stucco. The walls where off white and the stucco was a peach/pink type of color, the same exact stucco used for the outside of the house...haha

Interesting. I ran across a situation just recently. Can a hot water heater without a "drip leg" or one that has a drip leg that is not horizontal explode?

I would do the ceilings first. And it is great that you have a spray because they are great for painting uneven surfaces. I am not sure the exact kind of sprayer that you have, but I would warn you about using shields. If you have a powerful sprayer, I would not even attempt to use the shield for wall/ceiling connections. You will always invariably overshoot or something, leaving the ceiling with richocet and unprotected error fire. Well that is just my experience anyway. So I would spray the ceiling and edge the first few inches down from the ceiling with a brush or edger. Then spray down to the trim. Masking the room initially was time consuming for me, but did develope some time saving techniques. Like when I mask the trim,I roll the painters tape all in one single piece leaving a portion of the adhesive side out and downward. Then I roll all in one piece the paper underneath the adhesive side. I can mask the trim in a matter of minutes. And if I have to protect the floor, I am make sure it is all covered with drop clothe, extending under the paper. Also as mentioned above, when you have over sprayed, I brush the over spray out. But I dont do it immediately, I let the intended coat dry a little then I smooth it over.

Welcome Ryan. I would be very interested in knowing how the England real estate business differs from here in the States. I imagine on a whole it is probably more expensive and competitive due to availability. Is it fairly common for folks in the UK to invest in America?

Interesting read. I was employing the "deposit and forget about it" strategy. You know deposit the funds, then try to forget that you have invested the funds. When you remember that you DID invest the funds some 15 years later; badda bing you are now a multimillionaire... I am going to have to rethink my plan now...haha..thanks guys
