@Gilbert Dominguez is the fact that there are many private investors a good thing in your opinion or a bad thing? I know that about a year ago a lot of the hedge fund investor groups came through and bought a lot of property, from my judgement that movement pushed up the purchasing prices by about 10% in a few months alone. Now I don't think that they are quite as active and the prices are not rising at such a pace any longer.

@Arthur Banks I am in the initial stage of doing a renovation loan. I have lost several deals prior to this because I could not find a contractor to work with. It seems that with contractors there is a 40% mark up on the work to done when compared to hiring the subcontractors directly. Was that your experience as well? I am going through Wells Fargo, I am not sure if their process will be any different than yours. But Congrats!!!

@Vonetta Bookercongrats. Was the purchase a foreclosure?

@Owen Dashner do you think that properties appreciated in value  over that time? If so, you are still ahead. Also maybe so tax benefits maybe have pushed you positive.

@Han Gu whether you are following the 1% rule or not, you initial thoughts are true. Rents do not proportional increase with the price of housing. So I have been focusing on 100K or less myself, unless it is at least a 4 bedroom or multifamily home. St. Cloud from what I can see seems to be a nice area but the houses cost more. So if the houses cost 30% comparatively to the average central home but the rent is only 15% is it worth it? That is your option.

@VLADIMIR LOPEZ I do not believe that the golf club membership is mandatory...the HOA fee appears to be fair. The cable is included, so I imagine that a lot of the fees paid is just for the cable.

As for what time of investing I do. I do not believe you can place me in any certain label. I basically try to find deals that I like and I try to make it happen.

@Shawn Mcenteer The don't think the membership to the golf club is mandatory.

I will say that I have noticed the degree of golf cart traffic. Every so often you hear a cart whizzing by. It is funny because I never really hear cars or trucks, maybe my mind is conditioned to them. But every golf cart that rolls by you pick up on it.

What is everyone's opinion on Golf Course Homes. The question is vague because I have no specific question. I guess I would love to hear opinions regarding homes on a golf course. I see an interesting property but it is located in a golf course community. From what I can tell it is not down range from a tee. There do appear to be a lot of homes for sell there but also I see a lot of homes being bought as well. It seems the property values are on an upswing. I wonder what the pitfalls are or benefits of buying a golf course home. Opinions could be on rental, fix and flip or primary residence homes. Thank you in advance.

@Eddie Sladek I repeat all that is listed above. Investor can mean a million things and people have a million motives for buy. Hell it might be a guy who wants to buy a house closer to his mistress. Maybe the guys parents live next door. It might be a person that always wanted to buy that house. It might be a person that is planning on buying the entire neighborhood. Or most definitely, it might be a person that don't know what the hell they are doing. Why they are buying is not important. But why they are selling, now I think that is important. I can get a sense of their urgency at least. Also it can hint at some issues with the property.
