Have you tried tax assessors office?

He also mentioned 4k is owes to catch up th the loan, would an owner finance be good if I am able to get him current? Or even a wrap around loan? anyone?

Thank you for your response. I'm new to this so not sure how it works, need to really do some due diligence on this. just spoke to him a little better he said he's going through a divorce and just does not want to keep the home at all, has been offered a contract by a broker and also to do a shortsale. House is appraised at $120k on county website he owes $116k but saying it's worth only $100k would really low to do something before it goes through foreclosure to even help him out

Got in contact with an owner as I was doing a driving for dollars. House was vacant so got number through neighbors. House is a newer home 1568 sq ft. 3bdrm 2bath 2car garage built in 2007. Guy has not paid since May and fixing to go into foreclosure behind 4k, owes 116k. House is valued at 130-145k. How can I help?or how can I even start to negotiate a short sale? I would appreciate any help as I would even consider buying it for myself.
