Hello, I've got a perfect deal on the table and have negotiated a killer price.

I'm meeting with the seller tomorrow and have but one problem- I'm not sure how to fill out a contract and am not sure which contract to use and how to fill them out!

I'd love if somebody could provide me with a great, simple purchase and sale agreement and a step by step guide to filling it out and making sure I'm able to get the specifics of the deal I want into the contract.

Thank you very much Rob! This will be my first time filling out a contract. I know of the special clauses I must add for a risk-free wholesale, but do you have an example of what a contract that has been filled out looks like? It would be much appreciated!
