In 2016, my company focused primarily on wholesaling all deals that came thru our pipeline (about 2 a month).

I've decided that I want to maximize on the better deals that we get by either rehabbing or just simply closing, doing a quick cleanup, and listing on the MLS.

We have a decent amount of cash to buy properties but I would love to be able to network with lenders who can help fund discounted deals in Phoenix, AZ and the SF Bay Area. I'm looking for relationships that we can grow overtime with and continue to do more and more deals as the years progress.

 Ryan, I am currently pulling in 10-20 leads per week in the Bay Area. Primarily San Mateo County, Santa Clara County, and San Francisco County. As you can imagine, a bulk of the sellers are too cold to work out a fix & flip or wholesale deal with and I have been looking for a reputable broker to refer the leads to. 

If you're interested, I'd love to speak with you about potentially working together. I have also been looking for someone to go on appointments with our leads on our behalf and negotiate the purchase price for us & secondarily go for the listing if they don't accept our offer.

Hello BP family,

I have tested out multiple marketing streams within the Phoenix market, yet haven't conclusively found the outlets I'd like to put most of my attention into.

I am aware that bandit signs, direct mail, and internet marketing can be some of the most powerful- however I am also aware that nuances and niches can come up and allow investors to make money/capitalize on unconventional marketing outlets.

My question for you is as follows- Have you found a marketing stream that has brought you surprising results within the Phoenix market or even out-of-state?

I am not asking for a one-size fits all, magical pill with this post. I'd just like to compare and contrast the results of my fellow investors.

Hello, I am a wholesaler looking to get into buy and holds and other investment strategies. I know about lease options, wraps, etc but I wanted to ask if there were any experienced investors on here willing to lay out what a long term plan for building large cash flow looks like.

I'd like to build ideally a $10,000/Month cash flow and expand from the $10k-$20k months within wholesaling. What is the best string of investment strategies to build lasting wealth after you've begun generating cash flipping properties?

I've got a buyers list and know two agents who will be able to list for me for $3,000 on top of the price. 

I will be assigning the contract and do zero work myself.

As far as transferring taxes goes, I will have the title company assist me. And the only marketing the owner had was a sign in front of the home saying "For Sale By Owner". I have one buyer in particular who will likely pick this property up.

Much agreed! 

I got a buyer with a home in a nice community with an A rated school (right across the street) and limited work needed down to $198,000 on the property after marketing at $218,000 for one month.

Again, only basic cosmetic work needed as the home has been kept well and is in phenomenal shape. Could sell as-is to retail buyers for around $215,000 (those are comps, same model and condition house across the street sold for 215), but with a few updates comps are around $240,000 in the neighborhood. 

Nice amount off of retail and could flip some nice profits. Plan to market at $205,000
