I'm looking at the WV Eastern Panhandle as well to reinvest proceeds of a MD property I am about to put on the market. I am a realtor licensed in MD and VA. I can devote time to scouting the market and pick the right WV realtor/property manager/Real estate lawyer. Happy to connect as working as a team would bring value to all.

I don't have rentals in Martinsburg yet but have studied the market quite a bit and it seems that Charles Town based Blackwell Property Management has a dominant market share. Also active elsewhere in the Eastern Panhandle.

Good point. As a realtor, I have access to the MLS -as does your realtor- and I look at last 6 months closed rentals in a relevant radius: half a mile, one mile. Then checking property age, amenities and even pictures gives me a good idea of how comparable the closed deals are to the subject.
Gives you a good understanding of the micro market around the subject property. Days on market will also tell you whether it's a landlord's market or a tenant market. Rent per sq.ft. is a ballpark estimate as it will vary depending on the size of the comp and its amenities/state of repair but still gives you an idea. I'm looking at a market where rent per sq.ft is $.50 to $1.40/month, but the 50 cents and $1.40 are really outliers, so $.90 to $1.00 is a good benchmark.

Well, if the deal falls through then you didn't sell anything. The deadline will kick in when the property is REALLY sold. 45 days is for identifying the replacing property, 180 days to complete the transaction (Title receipt).

Sounds attractive but I see two potential issues:

Are you sure the seller is ready to give you the 2.5% credit?

Are you sure the listing agent is happy dealing with an unrepresented buyer whereas this can generate some legal liability down the road if the deal doesn't go smoothly?
